Tishman Speyer Reels in an Investment Adviser at 45 Rockefeller Center

An investment adviser grabbed space at Rockefeller Center, just in time to see the famed Christmas tree take root.

Ruane, Cunniff & Goldfarb signed a lease for 43,000 square feet at Tishman Speyer’s 45 Rockefeller Plaza, the Commercial Observer reported. The company will occupy the entire 34th floor of the 40-story office building, as well as part of the 35th floor.

Medidata Renews 177K-SF Lease at 350 Hudson

Medidata Solutions, a company under the umbrella of French software giant Dassault Systemes, has renewed its 177,000-square-foot lease at 350 Hudson Street, Commercial Observer has learned.

The firm moved into 100,000 square feet in the building owned by Hudson Square Properties, a joint venture comprised of Trinity Church Wall Street, Norges Bank Investment Management and Hines, in 2012, and has decided to stay in the building until at least 2030, according to a source familiar with the deal. It’s unclear when the firm took an additional 77,000 square feet.

Manhattan Office Leasing Jumps as Availability and Rents Drop

Despite continued uncertainty about workers returning to their desks, Manhattan’s office market appears to be gaining momentum.

Office leasing volume surged in the third quarter as the borough’s availability rate dropped to its lowest level in 18 months, according to a report from Colliers.

Tenants leased 9.2 million square feet in the quarter, up 26 percent from the previous quarter and 28 percent from the same period last year. Financial services, insurance, and real estate tenants were the top-leasing industries during the quarter, accounting for 47 percent of the square footage leased.

The tenant roster continues to grow at SL Green Realty’s under-construction One Madison Avenue.

Franklin Templeton Investments signed a 15-year lease for 347,474 square feet, a footprint that will span floors 11 through 22 in the 1.4 million-square-foot office tower scheduled for completion in 2023, according to the developers. The asking rent was $145 per square foot, according to SL Green.

According to the landlord, hedge fund D.E. Shaw & Co. will upgrade its offices to 283,000 square feet at Brookfield Properties’ under-construction 2 Manhattan West.

Bloomberg first reported that D.E. Shaw took eight floors of the 58-story Hudson Yards skyscraper to relocate its headquarters from 195,000 square feet at 1166 Avenue of the Americas.

O’Melveny & Myers is taking 142,000 square feet at the Midtown Manhattan building, Paramount announced. The 15-year lease covers floors 17 through 20, which are occupied by French bank Credit Agricole on a lease set to expire in February.

Alternative investment firm Blue Owl Capital leased 137,660 square feet at  RFR Holding’s Seagram Building at 375 Park Avenue, RFR announced Wednesday.

Currently located on the 38th floor of 399 Park Avenue, Blue Owl leased additional space just a block north to its new offices. RFR’s director of leasing, AJ Camhi, described the move as a flight to quality from an older office asset to one that draws workers back.
