A longtime client of Benchmark Properties, footwear company ES Originals had offices in two separate buildings on the far west side. Looking to consolidate, they first began the process of seeking additional space in the larger of the two buildings. When expanding was no longer feasible, ES Originals was able to negotiate an early termination on their current lease and turned their focus to 440 Ninth Avenue. After careful evaluation of the new space, Benchmark was able to negotiate a comprehensive base building work package, highlighting the importance of hiring an architect early on in the lease negotiation process.
